Scope review
Review the proposed layout, site photos, building requirements and known landlord or authority constraints.
Commercial fit-out planning in Singapore
An office fit-out starts with the intended headcount, room layout, building rules and opening date. Workstations, meeting rooms, pantry areas, partitions, ceilings, flooring, electrical and data points may affect one another, so the scope should be coordinated before trade work is priced.
The final scope depends on the unit, approved layout, building rules, existing services and the responsibilities stated in the quotation.
Review the proposed layout, site photos, building requirements and known landlord or authority constraints.
Verify existing services, access, measurements and interfaces that cannot be confirmed from drawings alone.
Coordinate demolition, partitions, M&E, ceilings, flooring, finishes and testing around the agreed site restrictions.
Close out agreed defects and hand over the completed scope against the quotation and approved layout.
Send the unit address, fit-out guide or tenancy requirements, layout drawings if available, site photos, target opening date and any known building restrictions. A site review may still be needed before the scope is confirmed.
Submission and coordination responsibilities depend on the building and scope. They should be listed clearly in the quotation after the landlord requirements and proposed works are reviewed.
Phasing may be possible, but it depends on safe access, operating hours, service shutdowns and how the trades interact. The sequence must be agreed after the site constraints are known.
Include the unit address, fit-out or lease requirements, drawings, site photos, target date and any known landlord or authority constraints.
